Santi is a seasoned Italian architect with over 25 years of experience. His exceptional talent was recognized early on as his projects were showcased at the Biennale of Venice while he was still a student. After earning his Master's Degree with honours in Italy, he pursued his PhD at Newcastle University in the UK. He balanced his academic pursuits with establishing his own design firm, which continues to thrive today.
Santi embarked on his professional career in Italy, handling both residential and public projects. He then relocated to Australia, where he refined his skills as a Design Architect for an international firm in Sydney. His expertise led him to China, where he spearheaded the creation of over 180 projects, encompassing residential, commercial, and public structures. He established a branch of his firm in China, focusing on luxurious private residential projects. His accomplishments earned him an appointment as Associate Professor at Xiamen University of Technology.
In 2016, Santi moved to Dubai, becoming General Manager for an Italian architectural consultancy firm owned by the Royal Family in Sharjah. He oversaw the development of three five-star luxury hotels and numerous high-end villas and apartment projects. He subsequently established his own architectural consultancy firm in Dubai, specializing in bespoke luxury interior and hospitality projects, with a global reach extending from China and Hong Kong to Russia, Ukraine, the UAE, and Italy.

While there are many good designers, our USP is end to end services from design to execution. We are process driven ensuring quality of service and deliverables of a project. There are 7 people from team BNK attending to one client ensuring that the experience of getting your luxury home done is a smooth and seamless process.
The BNK group specialises in interiors and architecture for luxury private residences and hospitality industry.
Our team of designers is led by a senior design director with past experience of working with some of the reputed developers alongside international interior designers & architects. Since we have a separate team for project management and execution, the design team’s energy is focused only on design research & development thereby maintaining a high standard for creative intent of the design.
Right from planning your layout and functional requirements to exploring design aesthetics via look and feel presentations and finally coming down to a final 3D render of each space. This is then followed up y a detailed estimate what we call us a bill of quantities(BOQ) so that a client is aware of cost and design before starting the project. This is followed up by a detailed drawings package and then further exe uted using our in-house project management and site supervision.
On appointment the design team shall prepare layouts and a look and feel presentation trying to explain the functional aesthetic of the overall interiors planned.
Yes we do Turnkey projects and we are well known for design and execution of high end luxury home interiors. We also do consultancy services and all our projects start as a consultancy contract. At the stage where design and estimates are presented to the client, the client decides whether to go ahead with us for a total end to end solution.
Yes, every project and every client are shown samples before implementation. A written approval is sought from the client before sourcing and in many cases a sticker with signatures of the client, design team and execution team are taken to ensure that there is no error in communication.
Yes it does in case the project is given as a Turn- key project. (End to end solution). In case of consultancy projects, the team shall do periodic site inspections to ensure the design intent is delivered correctly.
Yes, that is a part of our scope as we do selections for everything that comes to the site.
We work Pan India and have done projects in Mumbai, Chennai, Bangalore, Belgaum, Delhi, Gurgaon, Gaya, Jaipur, Indore, Surat. Internationally we have done projects in Uganda, Dubai, Qatar.
The sequence is as under:
Design process takes 60 to 90 days depending on size and scale of a project.
Anywhere between 120 to 450 days depending on size and scale of project.
Your involvement will be restricted to closure and decisions on layout, 3d aesthetics, cost and selection. Rest all management co ordination is done by the team leaving you enough time to focus on your own work and life. This is team BNK’s greatest USP.
No site visits are necessary as every week the team will send a weekly progress report (when turn key project) ensuring you are abreast with all the developments.

WE have a strong communication mechanism where we have 4 WhatsApp groups per project. Out oft the 4 groups one is dedicated to the client and the seven team members attending to the client. There will not be a case where no one is responding as the group chairman is part of all groups monitoring all communications.
You will get weekly project reports should you choose to engage us as a Turn key solution provider.
Depends upon the design style you opt for. We shall definitely try to incorporate your current ART pieces and rugs should you wish too.
While the chances are rare, we shall charge you only till the said stage of work done wherein design or at site. Since all our payment stages are well defined against what work we deliver at each stage, the client can choose to disengage us and reimburse us for the said stage of works.
In such cases the client reimburses us for the work done till date. On date of resumption of services or site work, if there is any cot escalation it will be highlighted or he services shall continue like earlier.
